Assessment appeal services

Most localities determine your property tax burden based on an ad valorem assessment of the property's value. Sometimes, as a property owner, you get an unwanted surprise in the mail telling you your taxes are going up, and sometimes it may seem as though your assessment is too high.

Often, matters like this can be resolved with a phone call. However, if after discussing your assessment with your local taxing authority you still feel as though your property was overvalued, a professional, independent, third-party appraiser is often your best bet in proving your case. That's where my services come in.

I am familiar with the different procedures for appealing assessments in the three counties I cover.  I have helped homeowners in Orange, Durham and Chatham counties to lower their tax assessed value.  Please note: It's a good idea to get started on the appeal procedure soon after your notice from the county.  Your window for a less complex solution is open early in the process, and it's smart to avail yourself of those advantages. 

You will receive your notice of the new tax assessed value early in the revaluation year.  North Carolina counties try to estimate your current and full market value for the first year of a revaluation cycle.  If you don't feel the county's numbers are realistic, then the time to consider action is before February of that year.  In Orange County,  one of the early appeal dates has a March deadline. 

If your appeals to the county level are not successful, you may consider the next level.  This involved an appeal to the state.  You will have a hearing on your assessment appeal, and you will need the appraiser you've hired to attend that hearing. I have experience as an expert witness, and I am able to professionally and persuasively testify at appeal hearings.  Browse my web site to learn more about my qualifications, expertise and services offered.
